Home Modifications for the Disabled Loan Program

Service Area: Plymouth, Bristol and Barnstable Counties
The Home Modification for the Disabled Loan Program provides loans to make modifications to the principal residences of elder adults with disabilities, and families with children who are disabled. These loans are available at considerably lower rate than current market rates.
Funds can be used to add wheelchair accessible ramps, expand or reconfigure bathrooms to accommodate a person in a wheelchair, make modifications to a kitchen and/or any other room of a home or to provide special alarm systems for persons with hearing or sight loss.

H.O.M.E. Loan Program

South Shore Housing’s H.O.M.E. Loan Program provides down payment and closing cost assistance to low and moderate-income families purchasing their first home in participating communities. Participating communities are:
Acushnet, Carver, Dartmouth, Fairhaven, Halifax, Hanson, Kingston, Middleboro, Plympton, Rochester, Wareham, and Westport.
Loans of up to $8,000 are available for the purchase of a single-family home that will be owner occupied. This loan is a no interest, deferred payment mortgage; repayment terms vary depending upon how long you reside in the home. The loan is forgiven after five years.
Eligibility
- Must be the families principal residence
- The property must meet the Housing Quality Standard Inspection. This is not a replacement for a professional home inspection.
- The appraised value of the property must not exceed 95% of the area median price as determined by HUD. ($218,500 as of 1/5/2000)
- Property must be a single family dwelling
- Property must be located in participating communities
- Borrower must attend an approved Homebuyer Education Workshop
- Must meet income limits within the town where property is located
- Borrowers are required to provide a minimum of 2 ½ to 3% of their own funds for down payment
- Borrower must be first time homebuyer – defined as someone who has not had an ownership interest in a principal residence in the past three years. Exceptions: single parent as defined in the HOME regulation, displaced homemaker as defined by the HOME regulation
